Roofing/Roofing quote template
Tile re-roof quote template (Australia)
A tile re-roof is a big-ticket job with a lot of unknowns under the old tiles. A quote that prices the roof by the square metre and lists sarking, battens, ridges, access and disposal separately makes it easy to compare and to vary.
Line items to include
- New roof tiles by the m², with type and profile (for example concrete tiles)
- Sarking by the m²
- Battens, replaced where required, as a lot or by the lineal metre
- Ridge and hip tiles, bedding and flexible pointing
- Edge protection or scaffold: hire, erect and dismantle
- Skip bins and disposal of old tiles
- Labour (hours × your rate)
Asbestos, solar and the roof frame
Asbestos materials, structural repairs to the roof frame, and removing and refitting solar panels are common exclusions. Write down that you've assumed the frame is sound, and quote frame repairs by the hour if you find damage.
Height safety and access
List the edge protection or scaffold the job needs and state whether it's single- or double-storey. Licensing for roofing and roof plumbing varies by state, so put your licence number on the quote where your state requires one.
Showing materials markup and GST
Enter tiles, sarking and battens at cost and let your markup apply, so the customer sees one price per line. If you're registered for GST, show the ex-GST subtotal, GST at 10% and the total.

Common questions
Should a re-roof quote include sarking?
List it either way. If sarking is included, show it as a line; if not, say so, because customers often ask about it.
What if there's asbestos under the old roof?
Asbestos removal must be done by a licensed removalist. List it as an exclusion and say it will be quoted separately if found.
Should I quote a re-roof per square metre?
A per-m² price for tiles and sarking is easy to compare. Ridges, edge protection and disposal are clearer as their own lines.
