Roofing/Roofing quote template
Colorbond re-roof quote template (Australia)
A re-roof is a big-ticket job, and the customer will want to see where the money goes. Quoting the sheeting and sarking by the square metre, with height safety and disposal on their own lines, makes your price easy to follow and protects you if you find problems under the old roof.
Line items to include
- Labour (hours × your rate) to strip the old roof and install the new one
- Colorbond roof sheeting by the m², with profile (for example corrugated)
- Sarking or anticon blanket by the m²
- Ridge capping, barge cappings and flashings
- Roofing screws, fixings and sealant
- Edge protection or scaffolding: hire, erect and dismantle
- Skip bin and disposal of the old roof
Height safety on its own line
Work at height is high-risk construction work under WHS laws. Listing edge protection or scaffolding separately shows the customer what keeps your crew safe and stops it looking like padding. Say that work stops in unsafe weather.
Exclusions that protect you
Exclude asbestos roofs (removal needs a licensed asbestos removalist), rotten battens or roof timbers beyond minor fixes (quoted if found), gutters and downpipes unless listed, and ceiling repairs. Write down assumptions such as single-storey, the roof pitch, and that the old roof isn't asbestos. Roof plumbing needs a licensed roof plumber in some states, so put the right licence number on the quote.
Showing materials markup and GST
Enter sheeting, sarking and flashings at cost and let your markup apply, so the customer sees one price per line. If you're registered for GST, show the ex-GST subtotal, GST at 10% and the total.

Common questions
Should I quote a re-roof per square metre?
Quoting sheeting and sarking per m² makes the price easy to check and to adjust if the measured area changes. Labour, height safety, flashings and disposal are usually clearer as their own lines.
What if the old roof turns out to contain asbestos?
List asbestos removal as an exclusion and note your assumption that the roof isn't asbestos. If it is, removal must be done by a licensed asbestos removalist and quoted separately.
Should scaffolding be a separate line on a roofing quote?
Many roofers list it separately so the customer can see the cost of doing the job safely at height.
